Knowledge of builders/neighborhoods Teresa has an extensive list of subdivisions and current and future developments to assist you in finding the right place to build your next home. She can help you find the perfect neighborhood, lot, land or builder. She brings extensive knowledge of the area, as well as helping you understand the build process.

Representation Teresa will represent you the client and your interest. If it's an on-site agent they are representing the builder. Teresa will work with you to be sure you understand all the terms and conditions, what’s included and what’s not. She will also make a list to share with both client and builder to be sure everything is clear and continues to move forward. This also helps cut down on change orders which add extra cost and frustration. Teresa’s goal is to always make it as easy as possible for all involved - working as a team. Her knowledge of each builder, neighborhood, all the contracts, as well as all the design details will help you to make knowledgeable informed decisions without panic or rush.

Negotiations and Upgrades Teresa will help negotiate the terms of the contract and upgrades on your behalf. Having someone who knows and understands upgrades is vital. Plus all those contract documents and fees! Many builders have great looking models but that does not mean the sales agent will explain what is and isn’t an upgrade. Some neighborhoods have restrictions that they assume you know and you won't find out about them until after contracts are signed. Teresa will do her best to catch these details. Some subdivisions give you a list but do not explain what some of the list means. Having someone who knows what to ask and understands the building terminology can help you get the details you are wanting and save you disappointment later.

To add or not to add A knowledgeable agent can advise which selections are worth adding now and which would be worth putting in later. Also, guide you on resale options and what will help or hurt resale down the road.

Warranties and contracts Making sure you have and understand all the paperwork. A knowledgeable agent will help you get everything in writing so there is no confusion to you or the builder. Sometimes you want to make a change or sometimes the builder has to change something because products are not available – all that is normal but having it in writing what those changes are and the cost of them is very important.

Eyes on the job If you are moving from a different city/state you will have someone who can keep you updated on the progress. Plus it gives you extra eyes on the job site even if you live in or out of town. Teresa is happy to do a city or county tour to show you around if needed.

Lender To help you know your options on lenders. Many times the builders "in house" lender is a good option – but not always! We have great knowledgeable lenders that we know and trust and can look at your whole situation and give you sound advice.

Inspection We guide you through the inspection process. Some builder’s agent will say you don’t need an inspection, they have their own inspectors. However, getting an outside professional inspector is always worth the money. We partner with excellent knowledgeable inspectors.

Walk through Having a knowledgeable set of eyes will help you during the various phases of the build from blue-prints, to framing, to the electrical walk through, to blue tape walk through and even the one year after the build walk through. Teresa is happy to help you all along the way.
